Old newspaper site to host housing, retail, and food hall
The Community Foundation targets a $160 million investment on the 10-acre downtown plot.

The Community Foundation of Greater Greensboro is moving forward with plans for the former News & Record headquarters.
The foundation bought the 10-acre downtown property in 2025 for just over $10 million. President Walker Sanders said the redevelopment could bring $160 million or more in new investment to the area.
Sanders emphasized the need for careful planning. He told the foundation feels a responsibility to choose the right development for the site. He warned that the wrong choice could hinder growth in the eastern part of the community. He also noted that the project aims to catalyze Church Street, a major priority for the city.
The proposed vision includes a mix of housing, retail, restaurants, and a food hall. Market analysis suggests the site could support 700 to 800 housing units. These units would be a combination of for-sale homes and multifamily apartments. Sanders also identified potential space for hotels.
The foundation is currently negotiating with local universities and corporate partners. They are discussing a possible anchor building for the project. Sanders said the development is designed to draw people toward the eastern side of downtown. He described the site as an opportunity for residents to turn east and engage with that part of town.
Former Greensboro Mayor Nancy Vaughan called the property the most valuable piece of land available in downtown Greensboro. The location has long been viewed as a key spot for major development. The foundation is working with a consultant and gathering input from stakeholders to finalize the plan.
Sanders asked the community for patience as the project moves forward. He said the group wants to break ground quickly but also wants to ensure the development partner is the right fit. He stated that the final outcome will be very important for the future of Greensboro.
